LEASING MANAGER

Job Description

Responsible for all leasing functions, which may include reviewing and negotiating lease transactions and agreements. Manages and directs the daily activities of the leasing operations department in accordance with organization policies and standards to determine the most suitable location to open new Ismaya outlets/offices/warehouse.

  • Maintain master rental (LOI, leasing agreements, and contracts) that Ismaya has with landlords 
  • Review the rental and related cost by outlets to sales performance 
  • Run the base line forecast of renewal options to sales and transaction trend 
  • Work together with finance and ops team on any outstanding payment schedule and conduct re-negotiations if needed 
  • Record and file all correspondent data in relations to landlord 
  • Recap and document store conditions 
  • Record and maintain brand design trends
  • To research new and existing submarkets, including extensive market surveys & visits 
  • Conduct meetings with Landlords to negotiate a new lease or to renew/terminate existing leases 
  • To prepare and review letters of Intent, confirmation letters, and lease agreements 
  • To resolve legal and leasing issues that relates to commercial and facility requirements based on Ismaya's standard and initial agreement
  • Ensure that the site selection process is aligned with the company's pipeline target                                                                                                                      
  • Produce dashboard reports on each potential sites 
  • Prioritize and scale each potential site based on operational needs.                                                                                                
  • Generate sales forecast based on transactions (work closely with Ops team) and estimate project investments (based on project updates)
Job Requirements
  • Have Minimum 4 years of previous work experience in property consultant, management, retail, shopping center/mall.
  • Strong network and relationship with property industries stakeholders
  • Good at Negotiation Skill
  • Highly motivated, acute business sense with an analytical mind
  • Highly organized and detail-oriented ‘can-do’ team player, with excellent communication and customer service skills.
  • Good command of spoken and written English
  • Willing to Travel
